In November 2021, First Capital submitted a rezoning application to the City of Toronto to redevelop 332 Bloor Street West.

At the major intersection of Bloor and Spadina, the proposal presents a 37-storey mixed-use residential tower with retail at grade. The improvement of this urban node continues First Capital’s work in building thriving, urban, transit adjacent neighbourhoods. The site is situated directly adjacent to the Spadina TTC station, providing convenient access to both the Spadina Streetcar and the Bloor-Yonge Subway lines. Two publicly accessible spaces bookend the proposal, with a 450 square-metre publicly-accessible space forming a ‘woonerf’ or pedestrianized road that will link Bloor Street with Paul Martel Park to the north.

The Annex is Toronto’s most heterogenous community and is well-positioned to service the vastly growing surrounding population including business people, artists, and both students and faculty from the nearby University of Toronto. Adjacent to this prominent location are numerous boutiques, shops and restaurants creating a village-like atmosphere in the heart of the city.
